Change of Economic and Technical Property Management

Dear residents of Brf Gullriset,

The Board would like to inform you that a decision has been made to change both the economic and technical property manager from HSB to Bredablick Förvaltning.

This change is the result of a procurement process involving several different management companies, where we compared pricing, digital tools, service levels, and the actual support provided to both the Board and residents. In recent years, the Board has also experienced a gradual decline in HSB’s service quality and delivery, including issues with communication, administration, and day-to-day support. Taken together, it is clear that HSB’s offering is no longer competitive for our association.

As part of the Board’s responsibility, we continuously evaluate and procure services to ensure that the association receives the best possible value for money.

The change of property manager will take effect on 1 January 2026.


What does this change mean for you as a resident?

Notifications for January–March

The payment notices (avi) for January–March will be sent by Bredablick in mid-December.

This means:

HSB will not send any payment notices for the upcoming period.
• All residents will receive their notices directly from Bredablick, together with welcome information.
• A new bankgiro number will apply. This will be clearly shown on the notice you receive in December.

It is important that all residents carefully check the new notice and the new bankgiro number.


Notification and payment methods

Bredablick offers several different ways to receive and pay your notices.
Together with the December notification, you will receive information about available options and how to choose the method that suits you best.


PHM Digital – resident portal and app

Through the PHM Digital portal and app, you can view your notices, payments, history, and other important resident information — logged in with BankID.


Upcoming information

Before 1 January, the Board will provide additional information regarding:

• How to submit maintenance and service requests to Bredablick
• How to register in the PHM Digital app
• Any other practical information needed ahead of the transition

This information will be available on the website and delivered to your mailbox so that all residents feel well-informed and comfortable with the transition.


Why are we changing property managers?

1. Improved financial efficiency

Bredablick offers a more cost-effective and comprehensive solution than the other alternatives evaluated. This will strengthen the association’s financial position going forward.

2. Clear and modern digital tools

Bredablick provides PHM Digital — a portal and app where residents can easily access notices, payment history, and other information.
In addition to supporting residents, PHM Digital is an important tool for the Board, offering better oversight, simpler document and notification handling, and more efficient communication with the property manager.

3. Solid experience and local presence

Bredablick has an office in Stockholm and manages over 1,000 housing associations, with approximately 770 employees in Sweden.
