AKTUELL INFORMATION OM PÅGÅENDE ARBETE

Föreningens styrelse har anlitat Stambytesgruppen i Sverige AB för att genomföra hela stambytesprojektet. Bolaget har över 30 års erfarenhet av stambyten och större ROT-projekt, och har genomfört mer än 6 000 lägenheter. Entreprenaden utförs som en totalentreprenad, vilket innebär att föreningen har en samlad kontaktpart utan behov av att samordna flera olika entreprenörer.

 

HSB Södertörn leder projektet tillsammans med föreningen och ansvarar för samordning mellan entreprenören och de boende, samt att arbetet genomförs enligt avtal och plan.

 

Projektet befinner sig nu i etapp 1, samtidigt som planering pågår för etapp 2–4.

 

Parallellt pågår iordningställande av visningsrum för boende. Arbetena utförs i huvudsak i källarplan på Terapivägen 14 C och 14 D, i anslutning till fastighetskontoret.

 

Ytterligare information kommer att delges löpande i takt med att tidsplanen fastställs och uppdateras.

Information om materialval och tillval

 

Medlemmar i etapp 1 är informerade och kommer att kontaktas för bokning av genomgångar med entreprenören inför materialval.

 

Det finns möjlighet att välja mellan:

 

  • standardutförande (ingår i projektet)
  • tillval (tillkommande kostnad som bekostas av medlem)

 

Valen görs via den digitala portalen Homerun.

 

För medlemmar som saknar möjlighet att använda digitala verktyg erbjuds personlig hjälp av entreprenören.

 

 

Användning av hygienvagnar

 

Hygienvagnar finns placerade i anslutning till Terapivägen och kommer att vara tillgängliga under projektets genomförande.

 

Tillträde sker med bostadens befintliga passertagg (samma som till entré). Tekniskt arbete pågår för att säkerställa full funktionalitet.

 

När det blir aktuellt för respektive etapp kommer ytterligare information att skickas ut.

 

Utrustning i hygienvagn:

 

  • Dusch (varm- och kallvatten)
  • Toalett
  • Handfat

 

Städning efter användning:

 

  • Gummiskrapa
  • Sopskyffel

 

⚠️ Medtag eget toalettpapper.

Vem gör valen?

 

  • Bostadsrättshavare: gör egna val
  • Hyresgäster: standardutförande gäller
    • Badkar ingår
    • Duschvägg erbjuds ej
    • Dusch sker via badkar med draperi

 

 

Viktig information

 

Samtliga boende kommer att kontaktas enligt tidsplan. Tider kan komma att justeras.

 

Om du planerar att:

 

  • flytta
  • resa bort

 

måste detta meddelas till HSB Södertörn och styrelsen minst 1 månad i förväg.

 

Tillträde till lägenheten måste säkerställas för att undvika:

 

  • förseningar
  • merkostnader
  • påverkan på övriga boende

 

 

Bakgrund

 

Vid föreningsstämman den 4 juni 2024 beslutades att genomföra:

 

  • stambyte
  • badrumsrenovering
  • utbyte av elcentraler

 

Projektet har därefter förberetts av styrelse och projektledning.

CURRENT INFORMATION ON ONGOING WORK

The association’s board has appointed Stambytesgruppen i Sverige AB to carry out the entire pipe replacement project. The company has over 30 years of experience in pipe replacement and major renovation (ROT) projects, with more than 6,000 completed apartments. The contract is a turnkey (design-and-build) contract, meaning the association has a single point of contact and does not need to coordinate multiple contractors.

 

HSB Södertörn is managing the project together with the association and is responsible for coordination between the contractor and residents, ensuring that the work is carried out according to plan and agreement.

 

The project is currently in Phase 1, while planning for Phases 2–4 is ongoing.

 

In parallel, preparation of showrooms for residents is underway. These works are primarily being carried out in the basement level at Terapivägen 14 C and 14 D, adjacent to the property management office.

 

Further information will be communicated continuously as the schedule is finalized and updated.

Information about material choices and upgrades

 

Residents in Phase 1 have been informed and will be contacted to schedule meetings with the contractor regarding material selections.

 

There are two options:

 

  • Standard materials (included in the project)
  • Optional upgrades (additional cost paid by the resident)

 

Selections are made through the digital platform Homerun.

 

Residents who do not have access to a computer or need assistance will be offered personal support from the contractor.

 

 

Use of temporary hygiene units

 

Temporary hygiene units are located near Terapivägen and will be available during the project.

 

Access is granted using your existing key tag (the same used for building entry). Technical work is ongoing to ensure full functionality.

 

When your phase becomes relevant, additional information will be provided.

 

Available in the units:

 

  • Shower (hot and cold water)
  • Toilet
  • Washbasin

 

Cleaning after use:

 

  • Floor squeegee
  • Dustpan

 

⚠️ Please bring your own toilet paper.
⚠️ Each user is responsible for disposing of their own waste.

 

 

Who makes the selections?

 

  • Apartment owners: make their own selections
  • Tenants: standard specification applies
    • Bathtub included
    • Shower wall is not available
    • Shower is provided via bathtub with curtain

 

 

Important information

 

All residents will be contacted according to the project schedule. Please note that dates may change.

 

If you plan to:

 

  • move
  • travel

 

you must inform HSB Södertörn and the association’s board at least one month in advance.

 

Access to your apartment must be ensured so that the project can proceed without interruption. This is necessary to avoid:

 

  • delays
  • additional costs
  • impact on other residents

 

 

Background

 

At the annual general meeting on June 4, 2024, it was decided to carry out:

 

  • pipe replacement
  • bathroom renovations
  • replacement of electrical panels

 

Since then, the board and project management have been preparing for project start.
