Viktig information om stambytesprojektet

Kommunfullmäktige i Huddinge kommun har nu fattat ett positivt beslut avseende föreningens utökade låneram. Föreningens långivare, Swedbank, har därefter bekräftat att processen kan fortsätta, vilket innebär att stambytesprojektet nu återupptas och arbetena fortsätter enligt tidigare plan.

Fokus ligger nu på att återetablera entreprenaden och planera arbetena på ett sätt som minimerar den tid som förlorats under väntan på finansieringsbeslutet. En reviderad övergripande tidsplan för hela projektet kommer att tas fram och publiceras så snart den är färdigställd. Där kommer det att framgå när respektive port och lägenhet beräknas beröras av stambytet.

Det är fortsatt viktigt att samtliga boende håller sig uppdaterade via föreningens hemsida där aktuell information, aviseringar, tidplaner och andra viktiga meddelanden kommer att publiceras löpande under projektets genomförande.

Föreningen tackar för det tålamod och den förståelse som visats under den period då projektet varit beroende av externa beslut och ser nu fram emot att kunna genomföra stambytet enligt plan.

Återetablering från och med den 26 maj

Återetablering påbörjas från och med tisdagen den 26 maj. Detta innebär att ni kommer att se ökad närvaro av entreprenörens personal samt leveranser och material i fastigheten.

Byte av cylindrar den 26 maj

Byte av ordinarie cylindrar till byggcylindrar genomförs tisdagen den 26 maj mellan kl. 07.00 och 16.00.

Det är viktigt att lägenheten är tillgänglig under denna tid för att arbetet ska kunna genomföras enligt plan.

I samband med cylinderbytet kommer respektive lägenhetsinnehavare att kvittera ut det antal nycklar som tas emot till byggcylindern. Samtidigt ska en nyckelkvittens undertecknas som bekräftar mottagandet av nycklarna.

En deposition om 2 500 kronor per lägenhet kommer att tas ut för byggcylinder och nycklar. Depositionen återbetalas efter avslutat projekt eller regleras mot eventuella tillval.

Arbete i trapphus under vecka 22 (26–29 maj)

Under vecka 22 (26–29 maj) kommer arbeten att utföras i trapphusen som en del av förberedelserna inför stambytets produktionsstart. Arbetena omfattar bland annat inskyddning av trapphusen samt andra förberedande åtgärder kopplade till entreprenadens etablering.

Arbeten i lägenheterna under vecka 22 (27–28 maj)

Under den 27–28 maj kommer asbestprovtagning att genomföras i samtliga berörda lägenheter. Provtagningen utgör en del av de förberedande arbetena inför stambytet och genomförs för att säkerställa en säker arbetsmiljö samt korrekt hantering av eventuella asbesthaltiga material under entreprenaden.

Detta är det enda arbete som för närvarande planeras att utföras inne i lägenheterna under dessa dagar. Separat avisering med information om tillträde kommer att skickas ut till berörda boende.

Fortsatt arbete i lägenheterna från och med den 3 juni

Från och med onsdagen den 3 juni fortsätter de förberedande arbetena i lägenheterna.

Efter att asbestprovtagningen har genomförts kommer provsvaren att analyseras. Om asbest påträffas i någon lägenhet kommer erforderlig asbestsanering att påbörjas från och med den 3 juni innan övriga arbeten kan fortsätta. Om ingen asbest identifieras kommer arbetet istället att fokusera på fortsatt etablering, skyddstäckning och förberedelser inom arbetsområdet.

Själva stambytesarbetena i lägenheterna planeras att påbörjas måndagen den 8 juni.

Från och med onsdagen den 3 juni kommer vatten och avlopp i de berörda lägenheterna att vara avstängda. Detta innebär att vatten och avlopp inte kommer att kunna användas under den period som arbetena pågår.

Tillfälliga vattenutkastare och utslagsvaskar kommer att finnas placerade i trapphusen på respektive våningsplan.

Dusch- och toalettvagnar kommer att finnas tillgängliga på gården för de boende som berörs av arbetena. Samtliga boende ansvarar för att hålla de gemensamma hygienutrymmena rena och städade efter användning. Separat information om hygienvagnarnas placering och användning kommer att skickas ut vid ett senare tillfälle.

Det är viktigt att notera att hygienvagnarna är gemensamma utrymmen. Vi ber därför samtliga boende att visa hänsyn till sina grannar och lämna utrymmena i ett rent och välstädat skick efter varje användning.

Arbetstider

Ordinarie arbetstid är vardagar mellan kl. 07.00 och 16.00.

I vissa fall kan arbeten behöva utföras fram till kl. 18.00. Eventuella arbeten utanför ordinarie arbetstid eller under helger kommer att aviseras minst tre dagar i förväg.

Ytterligare information

Stambytesgruppen kan komma att skicka ut ytterligare information till de lägenheter som berörs av kommande arbeten om tidsplaneringen förändras eller om ytterligare tillträden krävs.

Important Information Regarding the Pipe Replacement Project

Huddinge Municipal Council has now approved the housing association's increased borrowing framework. Following this decision, the association's lender, Swedbank, has confirmed that the process may proceed, which means that the pipe replacement project will now resume and the works will continue according to the previously established plan.

The current focus is on re-establishing the construction site and planning the works in a manner that minimizes the time lost while awaiting the financing decision. A revised overall project schedule will therefore be prepared and published as soon as it has been finalized. This schedule will indicate when each entrance and apartment is expected to be affected by the pipe replacement project.

It remains important that all residents stay informed through the association's website, where current information, notices, schedules, and other important updates will be published continuously throughout the project.

The association would like to thank all residents for their patience and understanding during the period in which the project depended on external decisions and now looks forward to carrying out the pipe replacement project as planned.

Re-establishment of the Project from 26 May

The re-establishment of the project will commence on Tuesday, 26 May. This means that residents will notice an increased presence of the contractor's personnel, as well as deliveries of materials and equipment to the property.

Replacement of Lock Cylinders – 26 May

The existing lock cylinders will be replaced with construction cylinders on Tuesday, 26 May, between 07:00 and 16:00.

It is important that the apartment is accessible during this period to allow the work to be completed according to plan.

In connection with the cylinder replacement, each apartment owner will sign for and receive the number of keys issued for the construction cylinder. A key receipt form must also be signed to confirm receipt of the keys.

A deposit of SEK 2,500 per apartment will be charged for the construction cylinder and keys. The deposit will be refunded upon completion of the project or offset against any optional upgrades selected by the resident.

Stairwell Works During Week 22 (26–29 May)

During Week 22 (26–29 May), work will be carried out in the stairwells as part of the preparations for the start of the pipe replacement project.

The works will include protective covering of the stairwells and other preparatory measures related to the contractor's site establishment.

Works Inside the Apartments During Week 22 (27–28 May)

Between 27 and 28 May, asbestos sampling will be carried out in all affected apartments.

The sampling forms part of the preparatory works for the pipe replacement project and is conducted to ensure a safe working environment and the proper handling of any asbestos-containing materials that may be identified during the construction process.

This is currently the only work planned to be carried out inside the apartments during these dates.

A separate notice regarding access arrangements will be distributed to the affected residents.

Continued Works Inside the Apartments from 3 June

Preparatory works inside the apartments will continue from Wednesday, 3 June.

Following the asbestos sampling, the test results will be analysed. Should asbestos be identified in any apartment, the necessary asbestos remediation work will commence from 3 June before any further construction activities can proceed.

If no asbestos is identified, the works will instead focus on continued site establishment, protective covering, and preparation of the work areas.

The actual pipe replacement works within the apartments are planned to commence on Monday, 8 June.

From Wednesday, 3 June, water supply and drainage services in the affected apartments will be disconnected. This means that water and wastewater facilities will not be available for use during the construction period.

Temporary water points and utility sinks will be installed in the stairwells on each floor.

Temporary shower and toilet facilities will be provided in mobile hygiene units located within the courtyard for residents affected by the works.

All residents are responsible for keeping these shared facilities clean and tidy after use. Separate information regarding the location and use of the hygiene units will be distributed at a later date.

Please note that these hygiene units are shared facilities. Residents are therefore kindly requested to show consideration for their neighbours and leave the facilities clean and well maintained after each use. This will help ensure a pleasant environment for everyone during the construction period.

Working Hours

The contractor's normal working hours are weekdays between 07:00 and 16:00.

In certain cases, work may continue until 18:00.

Any work outside normal working hours or during weekends will be notified at least three days in advance.

Additional Information

Stambytesgruppen may distribute additional information to apartments affected by upcoming works if the schedule changes or if further access to apartments is required.

For the latest project information, all residents are referred to the association's website, where updates will be published continuously throughout the construction period.
