Stambytet går nu in i slutskedet

Stambytesarbetena på Terapivägen 14 D börjar nu närma sig slutet. Under de senaste månaderna har omfattande arbeten genomförts i de cirka 50 lägenheter som ingår i denna etapp.

Arbetena har bland annat omfattat nya vatten- och avloppsinstallationer, elinstallationer samt återuppbyggnad av badrum och övriga berörda delar i lägenheterna.

Besiktningar har påbörjats

Föreningen har nu genomfört besiktning av de två första stammarna av totalt fyra i Terapivägen 14 D.

Besiktningarna har gått bra och projektet går nu vidare med de återstående delarna av etappen.

De två återstående stammarna kommer att besiktas den 14 september 2026.

Besiktningen utförs av föreningens anlitade besiktningsman och syftar till att kontrollera att entreprenaden är utförd i enlighet med kontraktshandlingarna och de krav som gäller för projektet.

Eventuella anmärkningar efter besiktningen

Vid en besiktning kan besiktningsmannen notera fel eller brister som behöver åtgärdas av entreprenören.

Om det vid besiktningen konstateras anmärkningar som utgör fel i entreprenaden kommer dessa att åtgärdas av entreprenören.

Det kan därför förekomma kompletterande arbeten och återbesök i vissa lägenheter även efter att de huvudsakliga arbetena är färdigställda.

De boende som berörs av sådana arbeten kommer att få information och avisering via HomeRun inför att entreprenören behöver tillträde till lägenheten.

Arbeten kan fortfarande förekomma

Även om etappen nu närmar sig sitt slut kommer det under den kommande perioden fortfarande att förekomma arbeten i fastigheten. Det kan bland annat handla om:

• färdigställande och kompletterande arbeten,
• åtgärder efter genomförda besiktningar,
• kontroller och funktionsprovningar,
• injusteringar och andra tekniska kontroller,
• städning och återställning.

Det innebär att entreprenörens personal och underentreprenörer fortfarande kommer att röra sig i fastigheten och att vissa arbeten kan medföra buller eller andra tillfälliga störningar.

Stambytet på Terapivägen 14 D har varit en omfattande entreprenad och vi vill tacka samtliga boende för tålamod och förståelse under genomförandet.

Projektets fokus under den avslutande delen är nu att färdigställa arbetena, genomföra återstående besiktningar och säkerställa att eventuella konstaterade fel blir åtgärdade innan etappen avslutas.

Information om arbeten som kräver tillträde till en lägenhet kommer även fortsättningsvis att kommuniceras via HomeRun.

 

Buller och störningar

Under de kommande veckorna kommer vissa arbetsmoment att medföra buller, vibrationer och ökad aktivitet i fastigheten. Detta gäller framför allt rivningsarbeten, installationer samt återuppbyggnaden av badrummen.

Vi ber om förståelse för de störningar som arbetena kan innebära och gör vårt yttersta för att genomföra entreprenaden så effektivt som möjligt.

Hygienvagnar och gemensamma utrymmen 

 

De tillfälliga hygienvagnarna finns fortsatt tillgängliga för berörda boende under den period även fast vatten och avlopp är klart och kan användas.

 

Vi vill påminna om att hygienvagnarna är gemensamma utrymmen. Samtliga boende ansvarar för att lämna dusch- och toalettutrymmena i ett rent och välstädat skick efter användning så att de fungerar väl för alla.

 Arbetstider

 Ordinarie arbetstid är vardagar mellan kl. 07.00 och 16.00.

 

Vid behov kan vissa arbetsmoment behöva utföras fram till kl. 18.00. Om arbete behöver utföras utanför ordinarie arbetstid eller under helger kommer berörda boende att informeras i förväg.

Vid behov kommer ytterligare information och aviseringar att skickas ut till berörda boende.

CURRENT INFORMATION REGARDING THE ONGOING WORK

The Pipe Replacement Project Is Now Entering Its Final Stage

The pipe replacement works at Terapivägen 14 D are now approaching completion. Over the past few months, extensive work has been carried out in the approximately 50 apartments included in this stage of the project.

The works have included, among other things, the installation of new water and wastewater systems, electrical installations, as well as the reconstruction of bathrooms and other affected areas within the apartments.

Inspections Have Begun

The housing association has now completed inspections of the first two of a total of four pipe risers at Terapivägen 14 D.

The inspections have gone well, and the project is now proceeding with the remaining parts of this stage.

The two remaining pipe risers will be inspected on 14 September 2026.

The inspections are carried out by the housing association’s appointed independent inspector. The purpose is to verify that the works have been completed in accordance with the contract documents and the requirements applicable to the project.

Any Defects Identified During the Inspections

During an inspection, the inspector may identify defects or deficiencies that need to be corrected by the contractor.

If any items identified during the inspection are determined to constitute defects in the contracted works, these will be rectified by the contractor.

As a result, additional works and follow-up visits may be required in certain apartments even after the main construction work has been completed.

Residents affected by such works will receive information and notifications via HomeRun before the contractor requires access to their apartment.

Work May Still Be Ongoing

Although this stage of the project is now approaching completion, some work will continue to take place in the building during the coming period. This may include:

• completion and supplementary works,
• rectification of defects identified during inspections,
• checks and functional testing,
• adjustments and other technical inspections,
• cleaning and reinstatement.

This means that the contractor’s personnel and subcontractors will continue to be present in the building, and certain activities may cause noise or other temporary disturbances.

The focus during this final stage is now to complete the remaining works, carry out the outstanding inspections and ensure that any identified defects are rectified before this stage of the project is formally completed.

Information regarding any work requiring access to an apartment will continue to be communicated via HomeRun.

Noise and Disturbances

During the coming weeks, certain activities may cause noise, vibrations and increased activity in the building. This applies particularly to construction and installation works, as well as the completion and reconstruction of bathrooms.

We appreciate your understanding regarding the disturbances that the works may cause and will continue to make every effort to carry out the project as efficiently as possible.

Temporary Hygiene Facilities and Common Areas

The temporary hygiene facilities will remain available to affected residents during this period, even though the water and wastewater installations have been completed and can now be used.

We would like to remind everyone that these facilities are shared. All residents are responsible for leaving the shower and toilet areas clean and tidy after use so that they remain pleasant and functional for everyone.

Working Hours

Normal working hours are weekdays from 07:00 to 16:00.

If necessary, certain activities may need to continue until 18:00. If work needs to be carried out outside normal working hours or during weekends, affected residents will be informed in advance.

Ongoing Information

Additional information and notifications will be sent to affected residents when required.
