We at HSB Gambrinus get a lot of questions from future and current tenants. Bellow, we have listed some of the most important and common questions we receive.

Can I apply for an apartment through you even if I am not a member of HSB?

Yes you can! However, you get priority in the queue for an apartment, if you do Bospar or a member with us.  

How are the apartments allocated?

For each vacant apartment, there is a separate queue formed by the peopel who have registered an interest in the apartment.

The apartment is allocated to the person who is at the top of the queue and who meets the requirements we have on a tenant. See our requirements HERE
 
At the top of the queue are those who save for housing (Bospar), so the one who was 100 points ends up above the one who has 99 points, and so on. To start saving, click HERE.
 
You can still apply for an apartment through us even if you are not do Bospar or a member.

How long does it take to get an apartment?

HSB Göta first distributes vacant tenancies and newly produced condominiums to housing-saving ( Bospar) HSB members in HSB Göta.

The number of Bospar-points needed depend on which housing savers are interested in the particular apartment you are looking for, so the time it takes before you can get an apartment varies. It is the person with the highgest Bospar points of all applications who is offered the apartment first.

Where do I pick up the keys to my apartment?

You pick up the keys at HSB's Office:

When do I get the keys to my apartment?

You have the right to move into your new apartment at 12.00 on the day when you rental agreement take effect. If the move-in day falls on a Saturday, Sunday or other holiday, the move-in takes place at the earliest 12.00 the first weekday after the weekend.

How do I pay through direct debit?

To pay through direct debit, you need to fill in a form and send it to:

The service is free, and your direct debit starts when we have received approval from your bank.

Keep in mind that direct debit will only take effect after the next quarterly notification, which is one week into the months of March, June, September or December.

You can see in your internet bankf when the direct debit has been approved and activated with us. 

The draw takes place on the last banking day of the month, early in the morning. Three attempts are made in the next two banking days.

If you have problems registering direct debit, contact your bank.

I have reported direct debit - why does it not work?

How do I pay through via electronic invoice?

  1. Log in to your internet bank.
  2. Go to the electronic invoice (e-invoice) tab.
  3. Search for "HSB Göta Ekonomisk förening" and fill in the name of the recipient, contract number (is on your notice) and the recipient's social security number (if you are not a recipient but want to pay the invoice for another person).

Keep in mind that the service will only start after the next quarterly notification, which is one week into the months of March, June, September or December.

You can combine direct debit with the electronic invoice - then you avoid paper waste and the amount is automatically deduced on the due date - with you having to approve it in your internet bank.

The service is free.

Contact your bank if you have problems registering an e-invoice.

I want a parking lot, who do I contact?

Contact the responsible rental manager. To see who is in charge of your area, click HERE.

If I want a washing machine or dishwasher in my apartment, what do I do?

If space allows, it may be possible to rent a washing machine or dishwasher from us. We then add a cost to the rent. Contact your rental manager to get more information about what it is like in your particular apartment.

I need a new tag/key, who do I contact?

Make an fault report on Mitt HSB or contact the responsible manager.

Can I repaint my apartment?

You should always contact the rental manager regarding questions about changing wall colour in your apartment.

Can I bbq on my balcony?

You are allowed to use an electric grill on your balcony, nothing else. When using charcoal or gas grill, you should stay in the outside yard, with a safe distance from the property.

Do not forget to pick up after you!

I want to make an apartment exchange, how do I do it?

If you live in a rental apartment and want to exchange it, you are responsible for finding an exchange apartment. Together with the new tenant, you fill in the form for applying for an apartment change which you cand find HERE. The documentation that needs to be attached is stated in the form. We start processing the change only when we have received all the requested documentations. To carry out the exchange of apartments, HSB must always approve the exchange before moving.

HSB Göta has no internal queue for exchanging apartments within our own operations. To apply for another apartment with us, you must have lived in your current HSB apartment for at least 18 months.

 

How do I apply for another apartment?

  1. When there is a vacant apartment, you will find them here on the website, searchable by area.
  2. Registration is made for each apartment that you are interested in by filling in an expression of interest that is under the object.
  3. Then you can follow your registration of interest in Mitt HSB.

All members of HSB Göta can apply for our vacant apartments, but Bospar (home-savers) have priority. Read more about how to Bospar HERE.

How do I sublet my apartment?

Keep in mind that you need permission from your landlord to sublet your apartment. You as the holder of the first-hand contract are responsible for the apartment, its condition and payment of rent/fee during the subletting. 

To be able to sublet your apartment, fill in the form for subletting. Then send this form to gambrinus@hsb.se. You can also print it out and send in your application to:

When should I report a fault?

You report a fault when something is broken in your apartment or the in properties and needs to be repaired by, for example, a janitor.

How do I do an fault report?

All our tenants and members of tenant-owner associations who have services with us can report a fault in the following way:

  • Log in to Mitt HSB > Mina sidor > Ärenden & felanmälan. There you can also follow the status of your case.
  • Call 0771-101030

What do I do if I have an emergency fault?

You call 0771-101030 and select option 1 (felanmälan). You can do this 24/7. 

Example of emergency issues is a major water leak. 

The neighbour is bothering me, what do I do?

Start by making personal contact with the neighbour and try to find a common reading on the problem. If this does not help, you can contact the emergency service.

It is important that the emergency service is given the opportunity to document the disturbance. Otherwise, HSB Gambrinus, as the landlord, normally does not have the opportunity to take action if the disturbances continue.

Your contact with the emergency service is confidential in such a way that the person who is disturbing is not allowed to know who called.

I want to terminate my lease of my apartment, how do I do it?

You terminate your lease by submitting a written application to us. Print the Form Termination of Apartment and fill it in in writing. Then you send this to us. You can do this in two ways. Either you scan in the document and email it to gambrinus@hsb.se or you mail it to:

The notice period is three months, and begins at the turn of the month after the notice has reached HSB. If you e.g. cancel your apartment February 15, the notice period begins from March 1 and extends to the last of May.

Agreement for parking lots expires the same time as your lease.

 

Why have I received a debt collection claim?

A debt collection claim means that you have not paid all or part of your fee on time.

If you have received a debt collection claim, it is important that you pay on the notice you receive from the debt collection company, and not on our previous notice, as the matter lies with the debt collection company.

You will not receive a reminder invoice from us if you fail to pay your rent. The invoice goes directly to Intrum Justitia, and you get a new invoice from them with a reminder fee.

What does IMD mean on my avi?

Some tenant-owner associations and rental properties have IMD.

IMD is an abbreviation for Individual Measurement and Charging. This means that the consumption of, for example, electricity and water is measured in each apartment - and that you as a resident pay for your own consumption.

The purpose of this is for you to become more aware of your energy use and be able to influence your costs by being more economical with electricity and water.

The most common is that the consumption is charged with a five-month shift on the notices and that you pay for the consumption from the day you move in until the day you move out.

 

I have moved and have received a notice with IMD, why?

This may be because consumption is charged with a four or five month shift on the notices. Look at the consumption period of notice to see which month it refers to.
